2027 Loan Limits: Use the Higher Limit Today
Lenders are raising the conforming loan limit ahead of FHFA's official 2027 announcement in late November. Participating lenders in our network already accept the higher limit, so a loan up to $845,000 can be financed as a conventional loan instead of a jumbo.
| One-unit home | 2026 (FHFA) | 2027 (early) |
|---|---|---|
| Baseline limit (Chicago area) | $832,750 | $845,000 |
| Increase | β | +$12,250 |
| High-cost area ceiling | $1,249,125 | Set by FHFA in Nov. |
The 2027 figure is an early limit set by participating lenders, not by FHFA. The official 2027 limit may differ, and conditions such as a full appraisal may apply.
