I am licensed in all 50 states, and I have buyers getting pre-approved in markets where I do not know a single agent. That is a problem for them and a missed opportunity for you. This network exists to fix both.
How it works: you tell me the state, cities and zip codes you actually work. When one of my pre-approved buyers is shopping in your area, I hand them to you. You get a buyer who already knows what they qualify for, with financing that is not going to fall apart two weeks before closing.
What it costs: nothing. No fees, no referral splits, no marketing agreement, no requirement to send business back to me. If you never refer a single client to me, you stay in the network. I would rather my buyer end up with a good agent than tie the introduction to anything.
Why I do it this way: my buyers are spread across all 50 states and I cannot personally know a strong agent in every market. When I send someone to an agent who does not return calls or does not know the neighborhood, that reflects on me. So I would rather build a list of agents I trust than guess.
Who I am looking for: licensed, active agents who answer their phone and know their market. I am not screening on production volume. A newer agent who works one area well is more useful to my buyer than someone spread across three counties who is hard to reach.
What to have ready: your name and contact details, your brokerage, your MLS or license number, and the state, cities and zip codes you cover. Be specific on the areas - that is what I sort by when a buyer comes through.
