Keep your low first-mortgage rate. Get a fixed-rate home equity line from $5,000 to $1,000,000, with a real mortgage advisor in your corner.
Most homeowners locked in rates well below today's market. A HELOC lets you use your equity without giving that rate up.
Apply online in minutes and see your line amount with no impact to your credit score.
Complete the online process and your full initial draw can be deposited to your bank account in as little as 5 days.
Apply, verify and sign from your phone or computer. Remote online notary where your county allows it.
Your initial draw has a fixed rate, so your monthly payment is predictable.
No refinance. Your current loan, rate and payment don't change.
Lines up to $400,000 use an automated home valuation, with no appraiser visit.
Credit cards, personal, auto and student loans can be paid directly at closing.
Compare paying off a balance with a credit card or personal loan against a HELOC. Enter your own numbers, including the HELOC APR and fee from your offer.
For illustration only, using numbers you enter. Not a rate quote, offer of credit or commitment to lend. Assumes equal monthly payments that pay the balance off over the term you choose, with no new charges. The HELOC total includes the upfront fee you enter. Your actual APR, fees and terms are disclosed with your offer and depend on credit, property, state and line size. A HELOC is secured by your home, and you could lose your home if you fail to repay.
Most of the time is spent verifying your identity, income and home, so having your documents ready is the fastest way to funding.

An app can give you a number. A real advisor tells you whether it's the right move for your mortgage.
The 5-day timeline depends mostly on verification. These are the things that most often slow a HELOC down, and how to stay ahead of them.
Have recent paystubs, W-2s or tax returns ready, or verify income instantly by linking your bank through Plaid. Missing income documents are the most common delay.
Lines up to $400,000 use an automated home valuation instead of an appraiser visit. Larger lines need a full appraisal, which adds time.
At least one owner on title must apply, and every existing lien is confirmed before closing. Unexpected liens or past-due property taxes stop the process.
Most lines allow a debt-to-income ratio up to 50%. Paying off credit cards or other loans at closing can help you qualify.
Single-family homes, condos, townhomes, PUDs and 2–4 unit homes qualify. Manufactured homes, co-ops, high-rise condos and homes bought in the last 90 days don't.
Most borrowers sign online with a remote notary in about 10 minutes. CT, DE, GA, SC, TX and WV require an in-person closing, which can add a few days.
Use your line for what matters most to you.
P.S. Home improvement interest may be tax deductible. Consult a tax advisor about your situation.
How much you can borrow, how the 5-Day HELOC compares, who qualifies and what to have ready.
Lenders look at your combined loan-to-value (CLTV): everything you owe on the home, including the new line, divided by the home's value. Your maximum CLTV depends on your credit score and property type (see the table below).
| 5-Day HELOC | Cash-out refinance | Personal loan | |
|---|---|---|---|
| Keeps your current mortgage rate | Yes | No, replaces your whole loan | Yes |
| Typical time to cash | As fast as 5 days^ | Often 30–45 days | Often within a week |
| Appraisal | Usually not, for lines up to $400K | Usually required | None |
| Rate type | Fixed on initial draw | Fixed or ARM | Fixed |
| How much you can borrow | $5,000–$1,000,000 | Up to 80% of value (conventional) | Usually $50,000 or less |
| Secured by your home | Yes | Yes | No |

Eligible properties: single-family homes, condos, townhomes, PUDs and 2–4 unit homes. Not eligible: manufactured homes, co-ops, high-rise condos, homes bought in the last 90 days, or homes titled to an LLC or corporation. Investment properties must be owned at least 12 months. Lines over $400,000 are not available in AR, ID, LA, NM, OK, SD or WY. On primary residences, lines up to $100,000 allow up to 89% CLTV with a 700+ score (85% for 680–699).
Applying takes minutes, and funding can happen in as fast as 5 days.^ Timing depends on how quickly your income, identity and property are verified and whether your county allows remote online notarization. Having your documents ready is the biggest factor you control. After you sign, federal law gives you 3 business days to cancel, and funding begins once that period ends.
Apply online, have your ID and income documents ready (or link your bank through Plaid), confirm your existing liens up front and sign with a remote online notary. Lines up to $400,000 skip the appraiser visit, which is one of the biggest time savers.
Lines range from $5,000 to $1,000,000. Your maximum depends on your combined loan-to-value (up to 80–89% on primary homes, based on credit score and line size), your income and your property. For example, a $500,000 home with a $300,000 mortgage at an 85% limit could support a line of up to $125,000.
The most common delays are missing income documents, unexpected liens or past-due property taxes, a low automated home value, and states or counties that require an in-person closing. Funding also waits for the 3-business-day right to cancel after you sign.
No. Checking your offer uses a soft credit pull, which doesn't affect your score. A hard inquiry is made only if you move forward with a full application.
No. The HELOC is recorded behind your existing mortgage, so your first-mortgage rate and payment don't change. If your home is paid off, the HELOC can be in first position.
Not for most borrowers. Lines up to $400,000 use an automated valuation model (AVM). Lines over $400,000 require a full appraisal.
Your initial draw has a fixed rate for the term you choose. Cash-outs and balance transfers during the draw period also get a fixed rate, set at the time of each draw.
Yes. Credit cards, personal loans, student loans and auto loans can be paid off directly at closing. Paying them off can also help you qualify.
Yes. Investment properties owned at least 12 months qualify, with lines up to $250,000 for credit scores of 720 and above.
Scores from 620 are considered for primary residences. Higher scores qualify for larger lines and higher combined loan-to-value.
Yes. Social Security, pension and 401(k) or IRA distributions can be used as income, verified with award or distribution letters.
Yes, if the home is held in a personal revocable family trust. All trustees will need to sign at closing. Homes owned by an LLC or corporation aren't eligible.
Yes. An existing HELOC or second lien can be paid off and replaced with a 5-Day HELOC, as long as you qualify for the new line.
It can be when the money is used to buy, build or substantially improve the home that secures the loan. Talk with a tax advisor about your situation.

This is an advertisement for the 5-Day HELOC program. It is not a loan approval, a commitment to lend, or an offer of a specific rate or fee. Rates, fees and line amounts vary based on your credit score, combined loan-to-value (CLTV), property type and market conditions, and are disclosed with your offer.
^ "As fast as 5 days" assumes your application, verification and online notary signing are completed promptly. Funding begins after the 3-business-day right to cancel (rescission period) ends and any post-closing conditions clear. Timelines vary based on verification of income, employment, identity, property value and title. Properties in CT, DE, GA, SC, TX and WV require an in-person closing, and counties that don't permit electronic recording may take longer.
1 Checking your offer will not affect your credit score. If you continue with a full application, a hard credit inquiry may be made.
A HELOC is secured by your home, and you could lose your home if you fail to repay. The full initial line is drawn at origination. Fees, rates and terms vary by credit, property, state and line size and are disclosed before closing. Additional draws are priced at the time of each draw. All loans are subject to credit and property approval. Programs, rates and terms are subject to change without notice. Not available in all states. This is not a commitment to lend. Consult a tax advisor about interest deductibility.
HELOC accounts are arranged by Aven Financial, Inc. (NMLS #2042345) and made by Coastal Community Bank, Member FDIC, Equal Housing Lender (NMLS #462289). The 5-Day HELOC is not made or funded by PBT Bancorp. A HELOC is a loan, not a deposit, and is not FDIC insured.
