Enter your loan details and your realistic monthly deposits and spending. The tool compares the Wealth Builder line against a traditional fixed loan over time. Be honest with the spending inputs: if you are not sure what you spend each month, pull three months of bank statements instead of estimating.
This comparison tool is for demonstration purposes only. Actual results vary based on later withdrawals, timing, how long deposits stay in the line, and changes in rates and deposits. It does not consider reinvesting extra funds, is not investment advice, and its inputs are illustrative.
Send me your home value, what you owe, your current rate and payment, and roughly what you earn and spend each month. I will run the full comparison against your current loan, a straight refinance and a second-lien HELOC, then walk you through it. If the numbers do not justify it, I will say so.

The Wealth Builder Program replaces your current home loan with a first-lien HELOC that also works as your main account. Your paycheck lowers the balance the day it lands, interest is charged on the daily balance, and the money you pay down stays available. A built-in sweep links your accounts and moves money automatically. Here is how it works, what it really saves, and who it fits, from Dan Frio, NMLS #246527.
Run My NumbersGet My Free ComparisonBook a Free CallThe Wealth Builder Program (an all-in-one mortgage, also called a first-lien HELOC) is a home equity line of credit in first position that pays off your existing mortgage and doubles as your checking account. Your income goes straight into the line and lowers the balance, you pay bills from the same account, and interest is charged on the balance each day. Any money you have paid down can be drawn back out without refinancing.
A regular HELOC is a second loan that sits behind your mortgage. The Wealth Builder Program is different: it is your mortgage. That is what lets every dollar of your income work against the balance instead of sitting in a separate checking account.
Your paycheck goes into the line, not a checking account. The balance drops the day it lands.
Interest is charged on whatever the balance is that day, not on a fixed monthly figure.
You pay every bill from the same place. The balance rises again as money goes out.
Every dollar holds your balance down for the days between arriving and leaving.
Nothing is invested and nothing earns a return. A lower balance simply accrues less interest, and your money spends its idle days lowering that balance instead of sitting still. The benefit is interest you never pay.
One number decides whether this works for you: your net monthly deposit, meaning what comes in minus what goes out. If your income beats your spending month after month, the balance trends down. If it does not, the structure gives you nothing.
The Wealth Builder includes a sweep program that handles the money movement for you. Instead of shuffling transfers between checking, savings and your mortgage, the sweep moves money automatically so every dollar sits where it does the most good.
Many lenders promise you can pay off your home "in half the time." The honest answer is that savings come from two places, and you can estimate both yourself.
| Example homeowner | Amount |
|---|---|
| Mortgage balance moved into the line | $350,000 |
| Take-home pay deposited each month | $10,000 |
| Monthly spending paid from the line | $8,500 |
| Monthly surplus (net deposit) | $1,500 |
| Average paycheck "float" against the balance | About $5,000 |
The $1,500 you do not spend stays applied to principal, which is $18,000 a year. That is the main engine. To be fair, sending the same $1,500 as an extra principal payment on a regular mortgage cuts interest about as much. The difference is access: with an extra payment, that money is locked in your house until you sell or refinance. In the Wealth Builder it stays available if a job loss, repair or opportunity comes up.
Your paycheck sits against the balance until you spend it. If deposits keep about $5,000 off the balance on average, you save interest on that $5,000 every day. For every 1 percentage point of interest rate, $5,000 saves about $50 a year. It helps, but it is not what pays off a house early. Spending less than you earn is.
Illustration only, using round numbers. It is not a quote, does not reflect any specific rate or offer, and assumes the surplus and spending stay steady. Your results depend on your deposits, spending, rate changes and timing.

Velocity banking uses a separate HELOC or credit line to send chunks of money at your mortgage, then pays the line back from your paycheck. It means two loans, two rates and constant transfers. The Wealth Builder Program does the same thing automatically with its built-in sweep, so there is nothing to juggle. Both only work if you consistently spend less than you earn.
Guidelines vary by program, and I will confirm yours before you apply. In general, first-lien HELOC programs look for:
The Wealth Builder Program is an all-in-one mortgage: a home equity line of credit in first position that replaces your mortgage and works like your main account. Your income goes into the line and lowers the balance right away, and you pay your bills from it. Interest is charged on the daily balance.
Yes. It sits in first position and pays off your existing mortgage. That is different from a regular HELOC, which is a second lien behind your current mortgage.
Variable. The rate is a margin over an index that moves with the market, so your rate can rise over the life of the line.
Only if more money comes in than goes out each month. A lower daily balance accrues less interest, but if you spend what you earn there is no offset and you have simply taken on a variable rate. Savings are not guaranteed.
The sweep links your accounts and moves money automatically. Extra cash goes against the loan balance to cut interest, and money moves back out when you pay bills, so you never have to make manual transfers.
The interest savings can be similar. The difference is access: extra payments on a regular mortgage are locked in your home, while money paid into the Wealth Builder line can be drawn back out when you need it.
They use the same idea. Velocity banking does it by hand with a separate HELOC and transfers. The Wealth Builder Program does it automatically in one account that replaces your mortgage.
It depends on the program, but expect a higher bar than a standard mortgage. Many programs start around 700, along with solid equity and documented income.
Some programs allow purchases as well as refinances, and some allow second homes and rental properties. Guidelines vary, so ask before you apply.
The Wealth Builder Program replaces your first mortgage and handles your everyday deposits and bills. A regular HELOC is a second lien that leaves your first mortgage in place and is used only when you draw on it.
Usually not. If you have a low fixed rate, a second-lien HELOC that leaves your first mortgage alone is often the better choice. Compare both before deciding.
Borrowers with irregular income, anyone who spends about as much as they earn, and anyone who wants a set-it-and-forget-it payment. A 30-year fixed is simpler for those situations.
