FHA Refinance

Three Ways to Refinance an FHA Loan

If you already have an FHA mortgage, you have options a conventional borrower does not. The Streamline in particular is one of the least painful refinances in the business, and most FHA homeowners have never heard of it.

Your three options

⚡FHA Streamline RefinanceThe headline option. Refinances your existing FHA loan with limited documentation, often no income verification and frequently no appraisal. There is no cash out, and the point is a lower rate and payment with minimal friction. You generally need to be current on your mortgage with a short payment history on the existing loan.
💵FHA Cash-Out RefinanceTurns equity into cash, generally up to 80% of the home value. Full documentation applies here, including income and appraisal. Worth comparing against a second lien if your current rate is low, because a cash-out replaces the whole first mortgage.
🔁FHA Rate and Term RefinanceA standard refinance of the FHA loan into a better rate or a different term, with no cash out. Full documentation. Useful when you do not qualify for the Streamline or when you want to change the loan length.

What most FHA homeowners are not told

The mortgage insurance question

FHA mortgage insurance generally stays for the life of the loan on most modern FHA mortgages. That is the single biggest reason FHA homeowners eventually refinance into a conventional loan instead. If you have 20% equity, that comparison is worth running before you assume Streamline is the answer.

Streamline keeps FHA in place

A Streamline refinances FHA into FHA. It is fast and cheap, but you keep the mortgage insurance. It shines when rates have dropped and you do not have the equity to leave FHA yet.

Refinancing into conventional

With enough equity, moving from FHA to a conventional loan can drop the mortgage insurance entirely. That is a full-documentation refinance and it is often the bigger monthly saving. Conventional loans.

If you only need cash, not a new rate

A HELOC leaves your first mortgage untouched and you draw what you need. On a low FHA rate that is frequently cheaper than a cash-out. Compare home equity options.
