Why the videos
I publish rate and housing market analysis on YouTube most days, to a channel of more than 40,000 subscribers. It keeps me honest: it is hard to shade the numbers for one client when you have spent the morning explaining the same numbers to everyone else. Buyers in Aurora, Batavia, Geneva, St. Charles and Elgin are usually weighing an older home with real character against newer construction further out, and the financing question is rarely just the rate. It is whether repairs can be rolled into the purchase, whether a down payment assistance program applies, and whether the offer needs to be non-contingent to win. Chicago is full of two-flats, three-flats and small multi-unit buildings that a conventional owner-occupied loan handles poorly. I finance investment property from one unit up to eight on DSCR, where the lease income qualifies the loan rather than your tax returns. Most lenders stop at four. For self-employed borrowers whose returns do not tell the whole story, bank statement and stated income programs are usually the better route.
If you already own, the questions are usually whether to touch the first mortgage at all, whether a home equity line is the cleaner answer, and what an all-in-one structure would actually do for you. I also originate reverse mortgages for homeowners 62 and older. In every one of those conversations the first thing I will tell you is when the answer is to leave your existing loan alone.
