Refinance FAQs

When does it make sense to refinance?

When the monthly savings pay back your closing costs before you expect to sell or refinance again. Divide your total costs by your monthly savings to get your break-even in months.

How much does it cost to refinance?

Closing costs typically run about 2% to 5% of the loan amount, including lender fees, appraisal, title and recording. Some lenders offer a higher rate in exchange for lower or no closing costs.

Can I refinance with bad credit?

Often, yes. FHA and VA streamline refinances have flexible credit standards, and comparing 30+ lenders improves your odds of finding one that fits your credit profile.

How long does a refinance take?

Most refinances close in about 30 to 45 days. Streamline refinances and home equity lines can be faster.

Should I do a cash-out refinance or a HELOC?

If your current rate is lower than today's rates, a HELOC usually costs less because you keep your first mortgage. A cash-out refinance can make sense if today's rate is close to or below your current rate.

Does refinancing hurt my credit score?

Applying causes a hard inquiry, which can lower your score slightly for a short time. Multiple mortgage inquiries within a short shopping window are generally treated as one.

Can I refinance an FHA or VA loan?

Yes. FHA Streamline and VA IRRRL refinances often need no appraisal and little or no income documentation, and are usually the fastest way to lower an FHA or VA rate.

Can I remove PMI by refinancing?

Yes. If your home has gained value and you now have at least 20% equity, refinancing into a conventional loan can remove mortgage insurance.
